Project Overview

Ponquogue Manor (also marketed as Ponquogue Point) is an exclusive waterfront condominium community located along the scenic Shinnecock Bay in Hampton Bays, New York. The project comprises 22 luxury residences across four elevated buildings, a private clubhouse, and an amenity pool house surrounded by landscaped gardens and walking paths.

Conceived as a high-end alternative to traditional Hamptons beach houses, the development provides resort-style living with direct water access, private parking, and panoramic bay views — blending coastal architecture with resilient construction standards suited to New York’s South Fork shoreline.

 

Magnum’s Role & Scope of Work

As General Contractor, Magnum Construction Services Inc. managed the complete delivery of the project — from site preparation and structural shell through final finishes and amenity construction.

 

Key Components

  • Site & Foundation Work: Coastal excavation, dewatering, pilings, and cast-in-place concrete foundations with flood-resilient design.

  • Structural Systems: Reinforced CMU and steel framing supporting three-story residential blocks with hurricane-rated roof assemblies.

  • Building Envelope: High-performance glazing, fiber-cement siding, and marine-grade finishes engineered for salt-air exposure.

  • Interior Construction: Custom kitchens, stone baths, hardwood flooring, and architectural millwork per unit-specific design packages.

  • Clubhouse & Pool House: Full concrete-and-steel amenity structure with mechanical, pool filtration, and entertainment facilities.

  • Site Improvements: Roadway, drainage, and coastal landscaping compliant with Town of Southampton stormwater and environmental guidelines.

 

Execution & Quality Control

Magnum implemented its ISO-aligned QA/QC and Safety Programs throughout the construction cycle, including:

  • Daily trade coordination meetings and Procore-based documentation tracking.

  • Comprehensive concrete testing and rebar placement verification.

  • Building envelope inspection logs verifying water-tightness and thermal performance.

  • Strict adherence to local environmental ordinances protecting bayfront vegetation and dune systems.

  • Zero recordable safety incidents across 60 000 man-hours of work.

 

Result & Impact

Completed in 2016, Ponquogue Manor set a new benchmark for waterfront condominium construction in Hampton Bays. The development’s structural durability, architectural quality, and on-schedule delivery enhanced property values along the Shinnecock Bay corridor and demonstrated Magnum’s capability to execute high-value, design-sensitive projects in environmentally regulated coastal zones.
