Project Overview

The Palmetto Cove Development is a gated condominium community located in the heart of Fort Myers, Florida, developed by Lennar Homes.
The project features 11 residential buildings totaling 200 luxury condominium units, designed around a central clubhouse, fitness center, and resort-style pool deck.
Each structure ranges from two to three stories and is configured as 12-unit and 16-unit blocks, combining Mediterranean-inspired architecture with contemporary concrete and steel construction.

The community integrates landscaped courtyards, carports, and pedestrian walkways to create a cohesive, upscale residential environment for Southwest Florida’s expanding housing market.

Magnum’s Role & Scope of Work

As a specialty subcontractor, Magnum Construction Services was responsible for the complete structural shell and framing systems across all residential and amenity buildings.
Our $3.6 million scope included the full delivery of concrete foundations, structural CMU masonry, and light-gauge steel framing, executed under Lennar’s aggressive build schedule and quality benchmarks.

 

Key Components

  • Foundations & Slabs: Reinforced spread footings and monolithic slab-on-grade systems engineered for coastal soil performance.

  • Masonry Systems: Load-bearing CMU walls, shear cores, and stair/elevator shafts reinforced for hurricane-zone resilience.

  • Cast-in-Place Concrete: Columns, tie-beams, balconies, and decorative structural features integrated with architectural finishes.

  • Light-Gauge Framing: Interior and demising partitions, roof truss assemblies, and non-load-bearing framing for mechanical and finish trades.

  • Clubhouse & Amenities: Structural concrete and masonry shell for the central clubhouse, pool equipment facility, and amenity deck.

 

Execution & Quality Control

Magnum implemented ISO-aligned QA/QC and safety protocols across every phase of construction.
Our field teams maintained dimensional precision, compressive-strength testing, rebar verification, and zero-deficiency turnovers, in collaboration with Lennar’s quality managers.

Project execution was organized for multi-building concurrency, allowing up to four active structures at varying stages (slab, masonry, framing) to progress simultaneously — optimizing manpower, logistics, and schedule control.
Over 25,000 safe man-hours were logged without incident, demonstrating Magnum’s commitment to disciplined performance and worker safety.

 

Result & Impact

The Palmetto Cove Development now stands as a vibrant residential community comprising 200 condominiums, a resort-style clubhouse, and pool amenities — all constructed on the foundation of Magnum’s precision and reliability.
Our contribution provided the structural backbone of the development, enabling the general contractor and owner to achieve early occupancy and long-term durability.
