Project Overview

The Bay Cove Senior Living Community in Biloxi, Mississippi, is a 72-unit assisted-living and independent-living facility built on a waterfront parcel overlooking the Back Bay. The project features a mix of one-bedroom and studio residences, shared dining and recreation areas, and landscaped courtyards designed for a coastal-resilient lifestyle.

Developed under the SummerHouse Bay Cove brand of Discovery Senior Living, the facility was constructed to hurricane-resistant standards, integrating cast-in-place concrete, steel framing, and high-performance façade systems to withstand Gulf-Coast conditions.

Magnum’s Role & Scope of Work

Magnum Construction Services Inc. served as a Tier 1 shell and structural subcontractor, delivering all primary concrete, masonry, and light-gauge framing systems for the project.

Key Components

• Foundations & Slab Systems: Reinforced concrete footings, grade beams, and monolithic slab-on-grade tailored for coastal soil and moisture conditions.

• Structural Framing: Hybrid concrete and steel superstructure supporting two- and three-story residential wings.

• Masonry Envelope: Load-bearing CMU walls, shear cores, and stair/elevator shafts designed to meet Mississippi wind-load and fire-rating requirements.

• Metal Stud Framing: Interior partitions and non-load-bearing walls using corrosion-resistant galvanized studs; integration with MEP and finish trades.

• Amenity Structures: Clubhouse, dining hall, and mechanical rooms framed using light-gauge and structural steel systems.

Execution & Quality Control

Magnum executed the project under its ISO-aligned Quality Management System, emphasizing:

• Rebar placement verification and compressive-strength testing for all concrete pours.

• Strict sequencing to minimize material handling and maintain progress under active coastal weather conditions.

• Daily safety briefings and inspection protocols resulting in zero recordable incidents across the shell phase.

Coordination with the general contractor and design team ensured all penetrations, embeds, and elevations were maintained within ⅛-inch tolerance for downstream finish trades.
