Project Overview

The Inn by the Sea Condominiums project is a luxury, six-story oceanfront residential development located on Henderson Point in Pass Christian, Mississippi. Designed by Harry Baker Smith Jr., AIA, NCARB, CSI, the structure encompasses approximately 180,000 square feet of reinforced concrete and structural steel framing with sweeping Gulf Coast views.

The condominium complex features resort-style amenities including a pool terrace, fitness center, secured parking, and direct beach access. The design emphasizes coastal resilience, combining modern architectural lines with hurricane-rated structural systems engineered for Category 5 wind loads and coastal flood elevation standards.

Magnum’s Role & Scope of Work

Magnum Construction Services was contracted to perform the complete concrete and metal-framing shell package for the 6-story main building and podium-level amenity deck.
Our $6.5 million scope included:

  • Reinforced cast-in-place foundations, shear walls, and structural slabs

  • Elevated post-tensioned floor systems and balcony decks

  • Load-bearing CMU walls and concrete columns integrated with structural steel framing

  • Cold-formed metal stud walls, trusses, and roof assemblies

  • Coordination of embeds, sleeves, and structural steel connections for vertical and lateral stability

All work was executed under a compressed Gulf Coast schedule, requiring precision sequencing between concrete, metal framing, and envelope trades to maintain continuous vertical progress.

Key Components

• Foundations & Structural Slabs: Deep spread-footings and post-tensioned elevated slabs designed for coastal load conditions.
• Shear Walls & Cores: Hurricane-rated concrete shear walls, stair and elevator cores providing full lateral resistance.
• Metal Framing Systems: Interior and exterior CFS assemblies with integrated deflection and fire-rated systems.
• Balconies & Deck Systems: Architectural cantilever balconies with corrosion-resistant rebar and waterproof membranes.
• Amenity Deck Structure: Concrete and metal deck supporting pool, landscaping, and MEP loads above parking levels.

Execution & Quality Control

Magnum implemented ISO-aligned QA/QC and safety protocols across every phase of construction.
Our field teams maintained dimensional precision, compressive-strength testing, rebar verification, and zero-deficiency turnovers, in collaboration with Lennar’s quality managers.

Project execution was organized for multi-building concurrency, allowing up to four active structures at varying stages (slab, masonry, framing) to progress simultaneously — optimizing manpower, logistics, and schedule control.
Over 25,000 safe man-hours were logged without incident, demonstrating Magnum’s commitment to disciplined performance and worker safety.

Result & Impact

The Palmetto Cove Development now stands as a vibrant residential community comprising 200 condominiums, a resort-style clubhouse, and pool amenities — all constructed on the foundation of Magnum’s precision and reliability.
Our contribution provided the structural backbone of the development, enabling the general contractor and owner to achieve early occupancy and long-term durability.

This project exemplifies Magnum Construction Services’ proven capability to deliver large-scale, multi-building residential projects at a Tier 1 standard, combining schedule discipline, safety leadership, and superior craftsmanship in concrete, masonry, and light-gauge steel systems.
