Project Overview
The Sunset Towers Condominium complex comprises two eight-story waterfront towers located on the Bimini Basinin Cape Coral, Florida, totaling 56 condominium units (28 per tower). Originally constructed in the late 1960s, the property suffered significant hurricane-related damage to its concrete superstructure, roof systems, and building envelope.
The restoration program was initiated to rebuild and harden both towers to meet current Florida Building Code and coastal wind-load requirements. Magnum Construction Services was engaged to provide the full structural and exterior rehabilitation of both towers while maintaining partial building occupancy and protecting existing residents and utilities.
Magnum’s Role & Scope of Work
Serving as the Tier-1 structural restoration contractor, Magnum Construction Services Inc. performed extensive concrete, masonry, and steel repair work across both 8-story towers. The project scope included selective demolition, reinforcement replacement, waterproofing, and structural restoration to extend the service life of the buildings for decades to come.

Structural Concrete Restoration: Spall and delamination repair across balconies, columns, beams, and slab edges using high-strength patch materials and rebar replacement.

Masonry Rehabilitation: CMU shear wall and demising wall reconstruction; replacement of damaged lintels and bearing elements.

Waterproofing & Sealants: Application of elastomeric coatings, balcony membranes, and joint sealants for a watertight envelope.

Metal Stud & Framing Systems: Reframing of interior partitions and balcony rail interfaces to current code.

Roof & Envelope Integration: Coordination with roofing and glazing trades to ensure continuity of the building envelope and moisture control.
Execution & Quality Control
Magnum applied its ISO-aligned Quality Management System and Safety Program throughout the project:

The restoration sequence was staged tower-by-tower and stack-by-stack, enabling continuous occupancy while maintaining construction efficiency and noise mitigation. Over 18 months of operations, Magnum achieved zero recordable incidents and full QA/QC sign-off on all structural repairs.
Result & Impact
Following completion, both Sunset Towers buildings were restored to full operational status and recertified under modern hurricane and wind-load standards. The façade renewal, balcony restoration, and waterproofing program delivered a dramatic improvement in structural integrity, energy performance, and property value.
